Harbor East properties are the other half of the fantasy. This list uses filmed prices and room counts, plus the VIP grant. Always lock the door. Full mechanics: vehicles and houses. The Grande Manor tour sits in the middle of this page so you can see what 799 Robux looks like before you tap buy.

S — Villa Serenity (cash)

~80,000 cash, 2 levels, 4 bedrooms, no Robux. It is the only documented starter that does not ask you to open the Robux store. Perfect for family RP and the official stair-interior mood. S-tier because every account can aim at it. Tour: vehicles and houses.

A — Rock Modern (~699 Robux)

Glass, ocean, piano, heli pad, spa mentioned by players comparing it to Grande Manor. Best “I made it” screenshots after the yacht. A-tier because it is expensive but distinctive. If you only buy one Robux house, buy this for the pad and views.

A — VIP luxury house (gamepass)

Bundled with nametag, extra daily claim, supercar. Value is the bundle, not the floor plan (which Century Operators does not itemize on the pass card). A-tier if you were going to buy a house and a car anyway.

B — Grande Manor (~799 Robux)

6 bed, 9 bath, theater, two pools, volleyball, gym, golf, garage. Huge. Reviewers wanted a spa and did not get one. B because scale without a unique hook loses to Rock Modern’s heli pad on a 25-player map — you will not fill 9 bathrooms.

C — Extra catalogue cars instead of a house

The teal coupe is pretty. A house you can lock is better RP per Robux. Cars without a driveway scene are C.

D — Unlocked mansion as a flex

If you will not lock it, do not buy it. You are paying for a public lobby.

Interior test before you buy

Watch a tour with the volume down and count rooms you would actually stand in. If the answer is “garage and pool,” you do not need nine bathrooms. Villa Serenity’s four bedrooms pass this test for family RP. Rock Modern passes it for views and the heli pad. Grande Manor passes it only if you host large parties on purpose.

Then look at lock discipline. A B-tier house that you lock every session beats an S-tier house you leave open. The rank is for purchase advice, not a moral score after you already own it.

Cars attached to VIP should be counted in the VIP bundle, not as a reason to skip a cash house. You can park a supercar at Villa Serenity. You cannot park a 799 Robux empty lobby at a cash budget.
